Willoughby Corner, a new 400-home housing development, is bringing
sustainability, livability, and affordability to East Lafayette.
D
rive to the corner of 120th and Emma
streets in East Lafayette, and you'll
find a massive construction zone
with a handful of buildings in various stages
of completion. This is Willoughby Corner,
a new development spearheaded by the
Boulder County Housing Authority (BCHA)
that will offer below-market-rate rentals and
permanently affordable for-sale homes across
a 400-home master-planned community.
With a diverse range of housing options,
Willoughby Corner is designed to accommodate
families, individuals, and older
adults. Because of its scale, the project is
being completed in phases. The first phase
is currently underway and will deliver a
community building packed with amenities,
as well as 192 one-, two-, and three-bedroom
apartments serving residents making
30%-60% of the area median income. This
includes Búho Place, a 63-unit building
designated specifically for residents aged
55 and older.
Each home boasts large windows and
ample storage, and includes utilities like
heat, electricity, and water in the monthly
rent. Plus, there are plenty of outdoor
spaces for community interaction and
recreation. Residents will also benefit from
regional bike and walking trails, two bus
routes, free transit passes, electric vehicle
charging stations, and extensive bike storage
facilities.
The waitlist to lease a Phase 1 Willoughby
Corner property opened on June
25, 2024. While leasing for Búho Place
is anticipated to start as early as October
2024, all timelines are dependent on
weather and the construction process.
