Summer to Fall
Seasonal Transition Tips
As summer comes to a close and temperatures begin to drop, certain seasonal
amenities will be closing for the winter season, and others may become more
popular as we approach colder months. To ensure that all common amenities are
safe for use, and to protect the condominium association from unforeseen injuries
and unwanted costs, here are some tips for the transition from summer to fall.
SUMMER SEASONAL AMENITIES
To ensure safety and avoid injury, some amenities may only be available to
residents for seasonal use.
Pools and boat docks
are examples of seasonal
amenities that may be completely
unavailable for use at the close
of the summer season.
● Communicate to residents
the dates by which seasonal
amenities will be closed.
Waterfront access or outdoor
tennis and basketball courts are
examples of areas that may be more
popular during the summer but
available for year-round use.
● Remind residents of any seasonal
changes to these areas and risks
associated with using these amenities
during the winter months.
FALL AND WINTER SEASONAL AMENITIES
For amenities that might become more popular as summer comes to an end and
temperatures drop, revisit the rules and regulations, and ensure that all inspections
and maintenance procedures are up to date.

Indoor workout facilities
tend to be more highly traffi cked when
it is cold outside. In anticipation of
colder temperatures:
● Remind residents of any restrictions
on use, such as hours, number of
guests, and prohibited activities.
● Ensure the rules are clearly posted.
● Prepare the area by reviewing
staffi ng procedures, stocking fi rst
aid materials, and identifying any
machines or equipment that require
maintenance.
Other indoor recreation spaces, such
as recreation rooms or clubhouses,
entertainment areas, and outdoor
fi re pits, may also be more popular as
the days become shorter and colder.
Take this time to revisit the condominium's
rules and regulations and remind
residents of the rules. Suggested rules
and precautions include:
● Limiting the hours and number of
guests that each resident can bring
to these facilities at any one time.
● Prohibiting certain inappropriate
activities, such as drinking alcohol
or allowing pets off -leash in indoor
recreation spaces.
● Designating in advance certain
days and times for inspections
and maintenance.
Condominium amenities can be a great way to attract new residents and build
fellowship within your community, but they can also bring risks and injuries along
with these community benefi ts. The best tools at a condominium association's
disposal are rules for resident use, standards for maintenance and repair,
and communication throughout the community.
