Porters Neck Village is a non-profit life plan
community originally developed in the 1980s in
Wilmington, N.C. The community features lush,
intimate landscape and topography typical of
the Coastal low country. Since then, Porters
Neck has remained focused on maintaining
its strong position within the market through
enhanced campus amenities and a culture of
wellness. CJMW Architecture + Interior Design
worked closely with the Life Care Services,
residents, board members, and staff leaders
to develop a plan to enrich the lives of current
and future residents.
The carefully considered expansion plan included
small-scale apartment buildings designed
to preserve the serenity and beauty of the campus
while supporting growth. Maintaining the " village "
feel was critical. Focused on community
rejuvenation, Phase I addressed the community's
primary needs-new independent living, variety
in dining, and enhanced amenities.
The community sought an aesthetic in
keeping with their local low-country style and
looked to the Clubhouse reconfiguration both
to resolve disruptive traffic patterns and to
transition effortlessly in support of a variety of
activities and group sizes. Combining a building
addition with renovations, the Clubhouse now
includes new casual dining, upscale destination
dining, an open market, private dining, bar/
lounge, game/party room, art studio, cinema,
multi-purpose room, and a conference room.
Designing at a time when manufacturing lead
times were challenging, the team creatively
used several off-the-shelf products rather than
custom fixtures and millwork to create a luxury
feel. CJMW worked closely with an acoustician
to minimize noise levels, often problematic in
large volumed areas.
Four new small‐scale apartment buildings
with under‐building parking add a total of
44 light‐filled apartments ranging from approximately
1,500 to 1,900 square feet. New
residences are highly detailed with board and
batten siding, porches, patios, and articulated
roofs to break up visual mass. Interiors have an
open, high end " coastal cottage " vibe.
