In what sector of senior living
do you expect to see the most
growth in the next few years?
The New York metro area continues to
be a target for assisted living (AL) developers.
In the last few years, we have
seen an uptick in luxury senior living
in New York City. For example, AL
developers Sunrise Senior Living and
Atria have been active in this area. We
see this trend in luxury AL projects
continuing in New York City, especially
with the shortage of housing here,
as well as the presence of high income
elderly. This trend appears buffeted
by the recent pandemic, where people
are now more sensitive to keeping their aging loved ones closer to home.
At Howell, with offices in NewYork City and Long Island, we are prepared
to build in this locale and bring all our experience to clients.
What impact do you foresee economic forecasts having
on senior living constructing costs?
EW Howell has been building in the sector for more than 20 years;
the last 5 years have been robust for our AL clients, especially on Long
Island. Currently, despite limited buildable lots and unprecedented
construction cost escalation, AL development activity has not slowed on
Long Island. We see this equally in the lower Hudson and Westchester,
N.Y. The challenge now is if sales can sustain the increased construction
costs or whether it will force a change in approach or pace of development.
In the past year, we have seen more than a 20 percent increase
in construction costs compared to projects completed just a few years
earlier. The current rise in interest rates will indeed produce additional
headwinds. We will see what the future brings regarding an improved
supply chain, improved economy, and reduced inflation, as there are
mixed economic forecasts as we approach the end of 2022.
Has an experience you've had personally or with a
client/resident changed how you view your work?
Most AL projects EW Howell has recently built are for more affluent senior
living clients. In contrast, we recently completed the St Johnland
assisted living community for the St Johnland Nursing Home, which
has been serving the senior community for more than 100 years. This
project gave our team an added sense of purpose because it will cater to
an underserved sector of our community. Its new AL project is geared
toward serving clients of all financial backgrounds and will be open
to 75 percent Medicaid-eligible residents. This is unique in the AL sector,
and we are proud to have been part of this project to serve a more
critical sector of our aging population. The new AL building features
high-end finishes and is located in a country-like setting on the large
St Johnland campus on the North Shore of Long Island.
