Even with labor pressures easing and occupancy rising at
many facilities, the challenges facing the Life Plan Community
(LPC) industry remain acute. Along the credit spectrum in the
sector, bond defaults and impairments are accelerating at one
end, while at the other end, mostly system-level operators are
executing innovative collaborations and consolidations.
What has 'bounced back' after the worst of the pandemic? What
new industry dynamics are here to stay? Hear from industry
professionals about the current round of bond impairments,
credit-impactful regulatory updates, regional real estate and
competitive factors, management of rising insurance and
other costs, highlights of proposed rating criteria from Fitch
Ratings, and more. Also learn how system leaders operating
in Pennsylvania and nationally are adjusting business models,
collaborating and/or consolidating, and innovating for growth.

What's Next - Navigating an Evolving Senior Living

With 2024 drawing to a close and 2025 on the horizon, senior
living providers face a still volatile, but improving financing
climate. Capital sources and formation strategies have realigned
as conditions have improved and will likely more closely
resemble those prevailing prior to the 2008 financial crisis,
rather than the decade and a half since - that is with generally
higher stabilized interest rates, more discerning availability
of bank and bond financing and, in turn, more balanced use
of both bank and bond financing, together with alternate
financing sources, in some cases.
Drawing on input of investment banker, commercial bank
lender and rating agency analyst, all possessing extensive
senior living knowledge and experience, this session will
address the above conditions and implications for undertaking

capital investment and related financing along with managing
existing financing. They will share perspectives on current
interest rates and financing market conditions for senior living
borrowers and what's likely to come in 2025 and beyond; insight
into the appetite of bond investors as well as commercial banks
for senior living financing, including what's changed in the way
of financing requirements and, related, the rating agency view
on the senior living sector, as it navigates continuing operating
and financial challenges while serving a growing and more
diverse prospective resident population.

financing and alternative capital sources including
private placements, C-PACE, among others.
* Review key factors impacting the availability of
financing, from various sources, under current market
conditions and strategies for enhancing access to one
or more forms of financing.
* Explore important perspective on navigating an
evolving interest rate environment, including
anticipated interest rate reductions, and implications
for raising new capital, refinancing/replacing existing
debt and managing interest rate risk, among other
considerations.
