Meeting Goals for High Performance
Like the renovated Bean Center, the Federico Degetau Federal Building and Clemente Ruiz Nazario Courthouse in Hato Rey, Puerto Rico, will soon showcase an array of photovoltaic panels, roof-mounted solar thermal panels for hot water, a new mechanical system, and energy-efficient lighting. The modernization of the 368,000-square-foot complex will transform the 1970sera, inefficient federal buildings into high-performing environments that conserve energy and provide muchimproved building conditions for government workers and visitors. The Degetau Building and Nazario Courthouse share other key similarities to the Bean Center project—an aggressive schedule to meet ARRA funding requirements and the need to keep the buildings in operation. Working with design-build contractor Fusco Corporation, Dewberry first developed a detailed phasing plan that included a swing space strategy to enable both buildings to remain open throughout construction.
Recently showcased in PME magazine for its sustainable engineering strategies, 1200 Nineteenth Street in Washington, D.C., has been awarded LEED Platinum.
Raising the Bar on Energy Efficiency
While major federal retrofit projects will serve to inform both the public and private sectors about new innovations and technology in sustainability, the private sector continues to move forward with trendsetting projects of its own. In Washington, D.C., Hines has recently completed the redevelopment of 1200 Nineteenth Street, an 11-story, 340,000-square-foot building located in the Central Business District. The building has been awarded LEED® Platinum for Core and Shell, and is rated among the top two percent in the nation in energy efficiency. Dewberry designed the mechanical/electrical engineering components of the modernization, which has been recognized with a Designed to Earn the ENERGY STAR® (DEES) with a rating of 99 out of 100. Features include highly efficient air handling units, fresh-air ventilation rates that exceed ASHRAE standards, advanced lighting controls, and state-of-theart plumbing fixtures.
