A central courtyard with a unique water feature is among the highlights of the new 2200 Pennsylvania Avenue office building in Washington, D.C. Part of The Avenue, a mixed-use development by Boston Properties, 2200 Pennsylvania Avenue is a LEED -Gold, trophy-class tower

Avenue anchors The Avenue’s 2.6-acre, smart growth site. Dewberry designed the building’s HVAC systems, including a state-of-the-art energy management control system. The building systems, along with many other aspects of the design, resulted in the project achieving the maximum number of possible LEED points for energy efficiency. The central courtyard water feature serves as an appealing amenity along with the impressive three-story main lobby.

Dewberry provided mechanical, electrical, and plumbing engineering for the ten-story 460,000-square-foot office building, 450,000-square-foot parking structure, and central courtyard. The Avenue earned a “Best of the Best” award from Engineering News-Record and an Award of Excellence from the Maryland/D.C. Chapter of the Commercial Real Estate Development Association.
