Much research was conducted on both the needs and desires of Millennial generation students, including market research with high school students and their parents and attendance at the ACUHO-I 21st Century Project Design Showcase.… we highly engaged past, present, and future students in the process.

While the first phase received overwhelming support and was financially successful, the campus was not prepared for the overwhelming increase in student support services that would be necessary for a more traditional, active residential population, particularly after hours. Likewise, the operational approach of the private management company did not sufficiently meet the university’s need for residential support services; therefore, the university decided to establish a department of residence life reporting directly to the university and working collaboratively with the private management company and the KSU Foundation. During the second year of operation, the new department was founded in January of 2004. The university and foundation created a profitsharing model that would generate revenue for both parties, and the salaries and operational expenses for residence life were funded from the university’s share of the housing profit. The second phase created an additional 1,073 beds, with two components similar to

the first phase, and opened in Fall of 2004, with the final 96 beds, community activity space, retail space, and classrooms coming online in August of 2005. The second apartment complex that was purchased by the KSU Foundation simultaneously during the first phase, consisting of 192 beds, was renovated and brought online in August of 2004. The remaining 881 beds were new construction, similar in interior unit design to that of the first phase, with private bedrooms and bathrooms, but with interior corridors and multiple public social and study spaces on each floor. The shift in facility design was in response to the university’s desire to move toward a more traditional facility structure that could house primarily first-year students. Given the popularity and financial success of the first phase, there was reluctance among certain key stakeholders to alter the apartment-style unit type, but the addition of community spaces and classrooms was a supportive step toward integrating campus housing into the academic life of the institution. The third phase created an additional 913 beds and opened in August of 2008. Based on the programmatic success and growth of residence life activities, coupled with the design benefits of interior corridors, the third phase departed radically from the interior unit design of the first two phases and introduced suites to the campus.
