the pipes, ducts and other HVAC elements in an orderly
fashion so every valve, pump, control panel, etc., is easily
accessible.
To ensure energy consumption objectives are maintained
over time, an annual validation contract has
been granted. The firm's mandate is to record the measurements
of the various energy meters that record the
consumption of several items such as heating, air conditioning,
lighting, domestic hot water, etc. An annual
report is submitted to Local 144 to identify potential
improvements as well as deviations from the standard.
The centralized BMS allows building managers to see in
real time and perform monthly monitoring of the various
energy consumptions/savings.
Cost Effectiveness
The project used an integrated project delivery (IPD)
method to maximize creativity and innovation within
the design. With the owner, design team professionals
and contractors on-board early in the process, the
project was able to increase design and construction

efficiency and reduce overall project costs.
In 2020, the building energy consumption was
400,789 kWh for a total cost of $52,790. This cost would
have been greater without the on-site production due to
the rooftop solar panels.
The hydro tariff has a demand charge of $14.77/kW
and a cost for energy consumption (210,000 first
kWh at $0.05095/kWh and all remaining energy at
$0.03778$/kWh) for an equivalent cost of $0.13/kWh.
During the IPD process, to evaluate the cost-effectiveness
of proposed energy-efficiency measures and
sustainable development measures, payback analyses of
each measure were performed. The calculated return on
investment (ROI) for the energy efficiency measures is 13
years. This analysis allowed the team to make educated
decisions on what measures should be implemented in
the project.
The building also received over $220,000 in grants
from the utility providers and government agencies.
Environmental Impact
Located in an industrial sector of the city, this complex
followed a special project process and was positioned on
a wasteland.

The structure of the administrative space is made of
cross-laminated wood made of local wood species, FSCcertified,
making it possible to offer warm and welcoming
spaces to the members.
The plumbers' union wanted to show exemplary performance
in water savings due to their area of expertise.
All water saving measures resulted in an 82% water savings
when compared to the LEED reference building.
During the design phase, a life-cycle analysis was carried
out to continuously evaluate the impacts of design
decisions above and beyond simple ROIs. This analysis
helped the team select a wood structure for the administrative
building and improve on the quality of concrete
selected, resulting in a 28% reduction in the potential
for global warming, a 25% reduction in the depletion of
the ozone layer and a 36% reduction in depletion of nonrenewable
energy resources.
The buildings were designed to produce zero carbon
emissions using only electrical power. All heating is provided
using the geothermal and air-source heat pump
systems. Using no fuel allows the building to maintain
an annual national greenhouse gas inventory of
0.16 kg CO2/m2.
