premium over a traditional VAV air-handling system
design.
A collaborative study on the architectural costs determined
that the building height could be reduced ~24 ft
(7.3 m) and would save a minimum of ~$295,000 in the
building envelope constructed of a vivid terra-cotta
cladding on the exterior rain screen. The overall saving
for the square footage reduction was estimated as
~$660,000 since the required mechanical space was less
than 5,000 ft2 (464.5 m2). The collaborative, integrated
design led to an overall saving of at least $500,000.
Environmental Impact
The Novak Center is built in a major metropolitan
area and serviced by a natural gas and coal-fired central
heating plant that is in the process of eliminating coal
as a fuel source. The design team's goal was to reduce
the heating requirements of the building, which in turn
reduces the carbon emissions. One step was a highperformance
building enclosure that incorporated
multiple air barriers and layers of insulation to reduce
infiltration and heat loss. The building pressure test
confirmed the proper construction of the building, and
the building performed at 0.18 cfm/ft2 (0.91 L/s·m2)
of exterior exposure-well below the ASHRAErecommended
0.4 cfm/ft2 (2 L/s·m2). The next step was
to reduce building reheat. The utilized recirculation
fans mixed the cold, dehumidified air with return air to
supply warm, dehumidified air to each zone.
The overall EUI contribution from heating is only
2.3 kBtu/ft2·yr (26.1 MJ/m2·yr), and the reduction of
downtown gas combustibles is reduced from a typical
building of ~299 MT of CO2e to ~41 MT of CO2e per
year, an 86% reduction. The decisions made on this
building will have an impact on the environment over
the next 30 years and beyond. The carbon emissions
from natural gas production, transmission and on-site
combustion will likely remain consistent over the next
30 years, while electricity production will continue to
become less and less carbon-intensive over time. The
improved efficiency and natural gas use of this building
will reduce carbon emission from this building by
more than 50,000 MT CO2e over the next 30 years. This
savings is equivalent to 2,175 acres (880 ha) of forest
sequestering CO2 over that same time period.
