In addition to occupant health and comfort, the
volunteer committees addressed other factors
such as energy efficiency and affordability using
their combined expertise and the guidelines they
helped to create. Features such as water-efficient
plumbing and landscape, energy-efficient HVAC
and lighting systems, as well as the ability to
harness on-site energy production and become
a net-zero energy building were clearly defined
as project requirements.
Key project goals as determined by the committees
included:
* Demonstrating how to transform older existing
buildings from dated workplace environments to
high performance workplace environments.
* Showcasing an affordable, net-zero energy
strategy.
* Providing energy, demand and environmental
data from the HQ building through web interface
and within the building as an educational feature.
* Providing additional sensors and monitoring
capability in spaces such as conference rooms,
so the data obtained can support investigations
and experimental work for ASHRAE research.
* Providing a robust Building Automation System
with remote access capabilities.
* Showcasing an ASHRAE Building EQ A+ rating.
* Providing a building environment that sets new
standards for worker productivity and wellness
through superior views, daylight, acoustics,
thermal comfort and air quality.

Goals are Realized
The Building Ad-Hoc Committee and TASC worked
diligently toward these goals, meeting often and
working long hours to make this plan a reality.
The committees contracted Houser Walker
Architecture, McLennan Design and Integral Group
for design and engineering of the project. Collins
Project Management, Skanska and Epsten Group
were also engaged to work on the renovation. The
committees and teams of designers implemented
the Integrated Design Process to ensure collaboration, and consulted ASHRAE resources such as
ASHRAE Standards 90.1, 62.1 and 55 during the
design process to ensure the most up-to-date

technology was utilized. Design workshops were
held involving key ASHRAE stakeholders.
Focusing on the Society's 2020-21 theme, " The
ASHRAE Digital Lighthouse and Industry 4.0, " the
headquarters building incorporates several digitally
connected solutions such as remote monitoring
and analysis of building performance, with online
dashboarding for transparency and advanced
building automation system (BAS) integration with
other systems, such as ASHRAE's meeting reservations systems. Other solutions include a digital
twin and building information model (BIM), innovative mechanical systems visible through open
ceiling around radiant panel clouds and advanced
conferencing systems designed to serve as a
" digital lighthouse " teaching resource.
Other exciting technical features of ASHRAE's new
headquarters building include:
* Radiant ceiling panel system: used for heating and
cooling and dedicated outdoor air system for
outdoor air ventilation with enthalpy heat recovery.
* Overhead fresh air-distribution system augmented
with reversible ceiling fans in the open office
areas and displacement distribution in the learning center.
* Six water source-heat pumps (WSHPs): four on
basement level and two on upper level atrium that
will be used to condition these spaces.
* Demand control ventilation (DCV): used for high
occupancy spaces in the meeting and learning
center. Ventilation air distribution is constant
volume in office areas and provided by fabric
duct, reducing diffuser count and duct branches.
* Modeling energy use intensity of 17 kBtu/ft2/yr.
* On-site electric vehicle charging stations available
for guests and staff.
* 18 new skylights and a reconfigured optimized
window-to-wall ratio (WWR) from 79.9% existing
to new rations of 33.5% on east and west and
41.9% on north and south wall.
* Useful daylight illuminance (>300 lux) at the work
plane for the vast majority of staff in their workspaces 55% of the time.
