Roof Flashing and Vents * All flashing and vents shall be colored to match the material to which they are attached. * Flashing and Caps shall not create unnecessary texture or shadows. Galvanized coping caps (20 gauge preferred) shall be rigid enough that they do not result in an " oil canning " texture and rather provide a smooth edge. 2.12 SECONDARY ELEMENTS The list below represents additional character elements to be reviewed for approval. These elements are part of the architectural background in neighborhoods. Each element should be consistent with the elevation style and detailing. Awnings Awnings shall be designed specifically for the style of the home. The local climate requires primarily metal fabrication. * Fabric awnings may be allowed but must be made of durable, high quality material that will not easily discolor, tear or lose tensile strength. Exterior Attached Or Detached Lighting Exterior light fixtures should be appropriately selected to enhance the architectural style of the home. Selection of light fixtures for highly visible locations shall be reviewed by the Design Review Team for design standards and approval. All exterior lighting shall adhere to the Dark Sky requirements listed in the Section 31 Specific Plan. Residential Address Numbers The type and location of these fixtures shall be submitted to the Design Review Team for review and approval.
