3.3 LOT TYPES A primary design objective is to provide a variety of home sizes and housing types to suit the needs of different life stages and household compositions. These plotting concepts are provided only to illustrate a typical layout of a housing type and the minimum development standards. They are not intended to be mandatory floorplans. There are a number of detached lot types that can provide home-ownership opportunities. The development standards described within this section are intended to be minimums (or maximums if noted) and provide opportunity for innovative design and interesting neighborhood aesthetic. Thoughtful and purposeful design is paramount, ensuring quality homes that are livable, functional, and achieve the Cotinoâ„¢ community vision. Other layouts to be developed over time may also be considered, but shall be reviewed through the Design Review process prior to implementation. Any proposed deviations from these requirements shall be reviewed during the Design Review process. Product types are divided into two arrangements: Conventionally Loaded and Alley Loaded Homes. Conventionally Loaded homes are those where both the garage door and the front door located on the same side. Alley loaded homes have the garage accessed from an alley and the front door placed along a street or paseo. In this condition, garage and front doors are not on the same elevation side.
