COMPETITIVE SET - RESORT ORIENTED
COMMUNITIES
THE SUBJECT SITE WOULD COMPETE WITH EXISTING AND
FUTURE RESORT COMMUNITIES
The unique resort residential concept planned for Cotino™, a Storyliving by Disney™,
community, should be unrivaled within the Greater Palm Springs Area at the time of
delivery, with no existing communities being truly comparable. RCLCO identified a
competitive set of nine existing resort communities which to a large extent follow the
standard form of the Greater Palm Springs Area, private communities which do not offer a
mix of uses (such as retail or hospitality), are largely centered around a golf course as the
primary amenity, and are characterized by predominantly low-density residential products.
Given the quality of execution, robust array of amenities, and exclusivity, these
communities all achieved attractive price points during their initial sales, and continue to
perform well on the secondary market. However, RCLCO believes the Cotino™
community should achieve top-of-market pricing through the offering of a unique, dynamic,
mixed-use resort community bolstered by Disney's tremendous placemaking, service, and
content programming.
Of the competitive set, only Andalusia is actively selling with Toscana's remaining
inventory of lots assigned for custom homes. Andalusia, the largest community in the
competitive set, has 488 homes remaining and will likely be active when the Cotino™
community delivers.
Further competition includes resort projects that have been proposed or are in the
planning stages:
► Talus La Quinta (formerly Silver Rock Resort) broke ground in 2021 and is
planned to offer both luxury and lifestyle accommodations through a Montage
Hotel and Pendry Hotel, respectively (see page 28 for details).
► Coral Mountain, a master planned resort on 400 acres in La Quinta, is
planned to be anchored by a half-mile wave surfing basin, with a 150-room
hotel and spa and an unspecified number of single-family residences.
► Another surf resort planned in Palm Desert, DSRT Surf is planned to include a
5.5 acre surf lagoon, 92-room hotel, and 83 residences homes across 18
acres.
