COMPETITIVE SET - TRADITIONAL
COMMUNITIES
THE SUBJECT SITE MAY ALSO COMPETE WITH THE ACTIVELYSELLING
COMMUNITIES IN THE GREATER PALM SPRINGS AREA
RCLCO identified a second competitive set of actively-selling communities that for
the most part offer a more traditional primary home destination within the Greater
Palm Springs Area. Only Andalusia and Toll Brothers at Escena are golf course
communities. These communities were included as a separate competitive set
from the historical resales at the established resort-oriented communities due
largely to the differences in programming, product, and exclusivity. Andalusia was
included in both competitive sets as it is the only resort community actively selling.
Cotino™, a Storyliving by Disney™ community, will likely compete with both
product types as it is not a golf-oriented community, but elevates amenities
beyond what is typically offered in a traditional community in the Greater Palm
Springs Area.
In addition to the two competitive sets, existing and future condominiums and
small lot SFD product in Palm Springs, which are not integrated within large-scale
resort master plans, present additional potential competition for the Cotino™
community's higher density product types.
