ADU design is an exercise is space maximization-an art that comes
naturally to many Europeans. Martin Zünkeler, a German transplant in
Los Angeles who is the principal at a small firm called bau10, has been busy
designing ADUs for film industry professionals in need of at-home office
and editing studio space. " I'm getting more and more requests since the
pandemic, " he says. " People realize that working from home is not going to
change anytime soon-and many say they may never go back to working
full-time in an office. "

His first completed ADU project, in Venice Beach, where lot sizes are
notoriously narrow, uses several sleights of hand to make the 1,120-squarefoot structure feel sumptuously spacious. Light-colored white oak floors
offer a sense of levity in the living space, while an oversize skylight above
the shower helps the bathroom feel like it has far grander dimensions
than it does in reality. It was equally important to prevent the building
from overwhelming the small lot. Thin vertical strips of high-performance,
sustainable Accoya wood clad the upper floor-as opposed to, say, shiplap
plank siding. This leaves the exterior feeling gauzy and permeable, like a
grove of bamboo. Floor-to-ceiling glass comprises two sides of the lower
level, letting the yard feel like an extension of the interior. This space is
sometimes used by the European owners as a home studio, but it also
houses their vintage VW van. " The logic of the design was inspired by the
modest and elegant efficiency of a VW camper, " says Zünkeler.
For Décor Revolution's Steinberg, the space constraints of ADUs are like
candy for a designer's mind. Multifunctional furnishings are key, she says,
such as a bed that folds into the wall to become a desk, or coffee tables
that can transform into dining tables. Creative storage is also a must-
niches built above doors or under benches, drawers that slide under stair
risers. " There are a ton of design tricks to make a small space appear
bigger, including using color, scale, and placement of furnishings and
finishes, " says Steinberg. " The challenges of designing these spaces
to be both functional and beautiful are what I love about ADUs. "
