THE GOAL OF A NEW PLANTATION-STYLE HOME in the beautiful state of
Hawaii was to include multiple green elements and fantastic outdoor views of
Oahu under a tight budget.The new build by design firm Archipelago Hawaii and
Mokulua High Performance Builder has received LEED Platinum certification.
"The clients had a fixed budget, so our job was to maximize what we had,"
said Tiare Pinto, president and lead designer at Archipelago Hawaii. "We
value engineered the construction process so we didn't have to compromise
on things like cabinets and countertops."
SMART SAVING & GREEN SOLUTIONS

The design team was able to keep 80 percent of a retaining wall at the
back of the original property and add to it instead of building a new one.
The clients wanted the home to be higher up on the sloped property, but
Pinto said the logistics of building that way were going to be too expensive.
"Instead, we only raised the first floor and made that the main living area
with the great room and master suite," she said. "This way, we didn't have to
do a slab for the foundation on that level, which saved money on concrete."
According to the designer, the sustainable features in this home include a
therma-wrap, which helps insulate and keep heat out; low-emittance glass
windows and exterior door glazing that also limit heat; solar hot water; an
Energy Star-certified roof; no-VOC paints and adhesives; composite vinyl
flooring that meets the standards for FloorScore and recycled content; and
a native and regionally appropriate restored landscape.

OPEN, EFFICIENT KITCHEN

The kitchen is part of an open floor plan with a
great room for entertaining large groups, but Pinto
said they had to limit their square footage for cost.
One solution is a freestanding dining table for
everyday use that sits in front of but is not attached
to the island. When the homeowners are hosting
an event, the table can be moved and adjoined to
the matching dining table on the lanai.
