To take advantage of every inch available, Jazayeri
designed most of the custom cabinetry meticulously. She assigned a home for every item in the
kitchen and even weighed pots and pans to ensure
the clients could easily lift them from the height
at which they were located. Almost every cabinet
has inserts and labels to make finding things -
and putting things away - effortless. This extra
custom design added to the project's budget, but
optimum organization is extremely important in
such a small kitchen.
" If you're living in a space for five to 10 years,
you are ultimately paying for [a lot] over those
years, " said Jazayeri. " It doesn't make sense to not
optimize square footage because you didn't want
to pay $200 extra at the time. "
Behind one of the kitchen walls was a dead
space they couldn't alter much because of the
interior piping and wiring. Instead, they found
a small space about two feet in diameter and installed a secret, paneled door in front of it. For
a clean palette, the designer hid the wiring and
boxes for the TV inside this space.
SMALL CHANGES FOR BIG RESULTS

Like in the kitchen, the plumbing in the master
bathroom needed to stay in its original location
to keep the budget in check. However, Jazayeri
suggested moving the door leading to the bathroom to the other side of the wall. This ensured
that late-night trips to the bathroom would not
shine light on the bed and wake up the client's
sleeping partner.
" It was a small change that could improve the
quality of their life, " said the designer.
Along with a shorter toilet designed for small
spaces, Jazayeri replaced the tub-shower combo
with a glass-enclosed shower and the space-wasting pedestal sink with a floating vanity and two
storage drawers.To make the space appear larger,
she installed wall-to-wall mirrors, LED lighting
on both the ceiling and beside the mirrors and
used a different herringbone-style mosaic flooring in the shower than on the main bathroom
floor, which features big-format, marble-striped
porcelain tile in the same shades of gray.
" Change of pattern and material is important
in a small space, " said Jazayeri. " It makes the room
feel more interesting - like there are actually two
spaces instead of one. "
