People have discovered how good [living
downtown] can be."
With all the movement, says Garland,
"there has been a gradual increase in
rents, but even with the increase in price,
there is still a waiting list for most apartments. The demand is strong."
As Hale insists, "The trajectory of the
real estate market is continuing in an upward direction." n

that other markets
experience," says
Hale. "In other words,
our peaks and valleys
are not nearly as
abrupt as they are in
larger markets. In the
mid-2000s housing
bubble, we had about
four months worth of
inventory, whereas large
metropolitan markets in
Virginia had less than
one month."
