Collecting, Managing and Protecting Funds

As fiduciaries of the association, board members must protect assets, budget responsibly and invest wisely. Kenneth Bloom, CPA, will present best practices for board members and managers in implementing internal controls and identify ways to reduce the possibility of theft. Programs have discussed reserves from an operational perspective, but this program will take a different view — from an accounting perspective — and present funding considerations, investment options, cash flow, reserves vs. loans, and operating vs. reserve expenses. The banking relationship and discussion of changes in FDIC insurance will help associations determine the right deposit accounts for their funds. Best described as a Collection Boot Camp, in the second half of the program, speaker Janet Aronson, Esq. will address state statues including the Massachusetts and Rhode Island Priority Lien laws, which are facilitating association efforts to collect assessments. Understand what’s covered under the statue and what’s not, and what role the association plays in the process to secure a lien. With bank foreclosures reaching unprecedented levels, find out what remedies the association has in collecting association assessments due, maintaining the foreclosed unit and payment of foreclosure fees.
