uniquely prepared to meet these expectations and handle the complexities of these large-scale capital improvement projects. Of course, with this type of project, “inconveniences can occur,” as Morris puts it — something that’s inevitable, for example, when re-roofing all 60 buildings that comprise the Sullivan Farm complex in New Milford, Conn. “They were very professional in the way they presented themselves, the way they answered questions, and the way they handled people,” recalls Cam Vieira, then the association’s property manager and now a consultant with CM Property Management in Southbury, Conn. “With a large project like that, we only had one complaint. That’s unheard of!” And there have been no unit owner complaints about a smaller project Vieira is now handling for Driftway Hills Condominium Association in Danbury, Conn. “If a problem is created for whatever reason, they’re there to fix it immediately,” he declares. I’ve been in this business for 26 years, and I can tell you, you don’t find that with contractors very often.” He adds that, “They’re very clean. At the end of the day, you’d never know a roofing contractor was there. It makes my job so much easier!”

Taking Responsibility to Customers Seriously
Making life easier for their clients is all in a day’s work at MJT. “We treat our customers with respect,” says Morris. “We want all of our customers to be our next billboard.” To do that in a condominium situation, that means looking after a lot of individual interests. “When you have a hundred or so families who are affected by a project, there are a lot of moving pieces,” is how Morris puts it. For example, he says, MJT’s staff is willing to move cars and lawn furniture for unit owners who are on vacation, put tarps over special possessions and

otherwise provide an “individual level of attention and trust.” A case in point is that of an elderly woman who had a prized family heirloom hanging on a wall leading to an exterior wall. The MJT project manager in charge of her association’s renovation project helped her remove the object from the wall, store it safely and then return it to its place of honor afterward. Another unit owner who experienced an MJT project firsthand is Richard Carnevale, board president for Banbury Crossing Condominium in Old Saybrook, Conn. A roofing project was already underway when he and his wife Kathryn moved into the complex and both became board members. They didn’t like the way the project was being handled and approached MJT for an estimate. MJT was awarded the job, and in the course of it, company principal Michael Turner noticed that the existing vinyl siding was fading and changing colors. He volunteered to research the contract on behalf of Banbury Crossing and discovered that the siding had come with a lifetime guarantee. “Because of the research Michael had done, Alcoa agreed to replace the siding free of charge,” Carnevale marvels. Alcoa also agreed to let the job go to a local contractor — so it’s no wonder the board chose MJT. “Capital improvement can be challenging,” admits Morris. “Most people just want to sit back and relax, and we do our best to make it possible for them to do that.” Even if an issue doesn’t specifically pertain to construction or installation, MJT has contacts with other vendors — such as lawyers, lending institutions, engineers and architects — to help customers through the process. Another critical reason why MJT is so successful in its field is that the company puts its own in-house project manager onsite while a project is ongoing, to deal with problems, communicate needs and concerns and generally serve as the liaison with headquarters.

In fact, that onsite presence was a key factor in the decision of Charlie Stackhouse, president of Home Equity Management Inc., to choose MJT. At the time, he was serving as property manager for Rowayton Woods Association of Rowayton, Conn., a 12building complex in need of re-siding. “I really liked that they had a foreman working onsite as project manager of the crew,” he says. “That was a big advantage.” At the end of the process, Stackhouse notes that, “The place was really transformed. It was a great facelift. And the quality was excellent!”

Providing Service Even After the Job Is Done
The aesthetic appeal of a project like that is only part of the equation, of course. A major home improvement project like siding or roofing also can boost a property’s market value.
