an “out-of-sight-out-of-mind” attitude, Kattalia says, focusing on association affairs during the winter, when owners tend to use their second homes, but not so much the rest of the year. Confronting the massive hurricane damage, however, “everyone was engaged. Especially in today’s environment,” Kattalia says, “it was [reassuring] to see that people can put aside egos and personal concerns and come together to try to do what’s best for everyone in the community.”
Unexpected Coverage
While board members were tallying the extensive damage at the community, they were also able to count a significant benefit—Okemo had flood insurance. The coverage was recent, added almost as an afterthought a month before the hurricane, when the community renewed its insurance policy. Okemo is not located in a designated federal flood hazard area, where flood

insurance is required, and the community’s insurance agent, David Holton, hadn’t recommended it in the past. But as Holton, president of The Essex Agency in Essex Junction, Vt., worked on the details of the new policy, the underwriter, MiddleOak, indicated it would be possible to add flood coverage for minimal additional cost. Holton remembers thinking at the time, “This community is located on the side of a hill in a ski area; there’s no way it will ever have a flood.” But because the cost was negligible, he decided to add the coverage and then didn’t think any more about it. Heading to Okemo to meet with the association manager after the storm, Holton was expecting to be the bearer of bad news, explaining that the association’s master policy excluded flooding and so would not cover most of the damage the community had incurred. But when he reviewed the policy, he found the flood insurance
box had been checked. “I was as surprised as anyone,” he says. The community’s private road and sidewalks, condominium decks, sewer, water cable and telephone lines all had been destroyed by the flooding, which also wiped out the interiors of dozens of condominium units. The association’s standard policy would not have covered any of that flood damage; the $3 million flood policy (with a $25,000 deductible) will cover all of it, Holton was able to tell a muchrelieved association manager. He also had good news for the owners of one of the units, who happened to be surveying the damage to their recently purchased unit when Holton arrived. “There is flood coverage here for you, too,” he told them, and that coverage, combined with Middle Oak’s “all-in” endorsement for betterments and improvements in individual units, he explained, would also replace the $75,000 air filtration system the
