MAKE THE RECRUITMENT OF VOLUNTEERS, AND THE
GROOMING OF FUTURE TRUSTEES, A BOARD PRIORITY.
Getting owners involved in association governance requires
a concerted effort by current board members, and the effort
must be ongoing. It's a long process and it won't yield instant
results, but it can prove effective over time. The time to start
recruiting future board members is long before you need them,
not when you have a vacancy to fill.
GET TO KNOW OWNERS.
The volunteer development process should begin when new
owners move in. This is a good time not only to give owners
information about the community, but to obtain information
about them. The contact information form that many communities include in their welcome packets should also ask owners to
note their professional training and special interests, and should
include a list of committees for which residents can volunteer.
SOLICIT INPUT FROM OWNERS.
This can be a first step toward persuading them to volunteer.
People love to give advice. Asking owners to offer suggestions
or comment on a board proposal can make them feel more part
of the community, and people who feel included and valued are
more likely to want to be involved.
KEEP OWNERS INFORMED ABOUT
ASSOCIATION ISSUES AND BOARD ACTIVITIES.
Communication is another essential component of an effective
volunteer recruitment program. If owners understand what is
going on in the community, if they've been informed about the
decisions the board is making, serving on a committee or running for the board may seem less intimidating.
DON'T RESIST CHANGE OR DISCOURAGE NEW IDEAS.
The tension between younger and older owners can be uncomfortable and even problematic, but it can also be creative. People in their 60s who are out of the work force don't just have
more time than younger people, Adamen notes. "They have
more life experience," Adamen observes. Younger owners, for
their part, look at life and at the property differently than those
who have lived in the community or served on the board for
many years. The combination of new ideas and experience can
produce governance that is stable but not hidebound.
ASK FOR HELP.
This may be the most effective volunteer recruitment strategy
of all. Some owners don't volunteer because they are apathetic,
but others may stay on the sidelines because they assume they
aren't needed or aren't qualified. For these latent volunteers,
a personal request ("We need your help") or a little flattery
("You'd be great!") may be all that is needed to pull them out
of their homes and onto committees-or the board.
