GREAT MANAGEMENT
T
he focus of the January issue is Community Association
Volunteer Leadership. As I wrote this message in mid-November, we had a 40-unit building lose its boiler due to a part malfunction, just as the temperatures dropped to below freezing
for several weeks. The boiler was in need of replacement and
could not be repaired. A team was assembled to work through
the small disaster as effectively and efficiently as possible.
The team however was not just the association management
firm. It was made up of management, the building trustees, the heating vendor,
and the insurance agent. Each party played a significant role in the success of
an unforeseen project.
The manager brought in the heating vendors and the insurance agent to get
pricing on the new boiler and to see if there was insurance coverage for replacement. The trustees worked diligently with management to maintain effective and
clear daily communication with the building residents through the crisis. No one person took point
as each took a responsibility to keep the project moving forward. The trustees' role was critical in
evaluating recommendations from the management team and vendors to make swift decisions.
The trustees also helped with the daily communications as the building had a high tenant occupancy
and many owners lived out of state or even overseas. Keeping everyone informed as things progressed made the process more proactive in a reactive situation.
The clear message of this short management story is that the community association volunteers,
in many cases the trustees, play an extremely valuable role in the successful management of a
property. It is a partnership between the professionals and the volunteer board. By working together
rather than simply for a board, a stronger professional bond is created between the two parties,
resulting in a better working relationship and ultimately better overall property management results.
Mutual respect for each party's role and level of contribution to successful management is the
key factor. So as I begin my term as 2019 chapter president, I would like to tip my hat to all association volunteers that take the time to make a difference.
