Effective boards approach decisionmaking in an organized, thoughtful,
businesslike way, exercising due diligence, and guided by a desire to do what
is best for the community and for the
owners they represent.
To that end, effective boards:
● Seek advice from experts when they
need it. "They don't think they know
more than they do," Moriarty says,
and they recognize that asking for
advice "doesn't mean surrendering
their judgment." Boards have the

ultimate decision-making responsibility, he emphasizes. "They can and
should challenge, push back, and test
the advice they get. But they should
also recognize that some issues
require expertise they don't have. You
could try to outguess your thoracic
surgeon," Moriarty jokes. "But what
are the odds that you're going to guess
wrong? If boards don't trust their
manager or their attorney or other
experts they hire enough to listen to
them," he suggests, "they should hire
someone else."
● Ask before they act. They ask owners
for input before adopting rules or
making major policy decisions; they
ask the manager how other associations have dealt with issues similar
to those the board is considering;
they ask the association's attorney
to review contracts before signing
them and to review rules and policies
before adopting them. They seek

legal advice before they need legal assistance, Moriarty says, noting: "Ten
seconds on the phone with the association's attorney can save years of
embroiled interaction after the fact."
● Work effectively with the association's manager. They value the
manager's experience and expertise.
"They view the manager as a partner
and not just as another vendor who
works for them," Kadim says. "They
don't micromanage their manager,"
Alexis adds. That means, among
other things, "they don't flood the
manager's inbox with messages asking for updates; they trust that the
manager will get things done," and
will provide status reports without
being asked for them.
● Feel passionately about the community
but make decisions dispassionately.
They don't let emotions-their own or
those of owners-drive their decisions.
