OWNERS/INVESTORS GOLDBOOK Beacon Capital Partners L.L.C. eacon Capital Partners L.L.C.’s principals have a reputation to uphold. CEO Alan Leventhal, known for his prescience in buying and selling properties, leads a group of professionals many of whom have worked together for almost 20 years. Their combined perspective has yielded solid judgment about investment in, development of and operation of high-quality urban office and mixed-use properties across the United States. Beacon’s history actually dates back more than 60 years, to 1946, when Norman and Robert Leventhal, Alan Leventhal’s father and uncle, founded Beacon Construction Co. The name was later changed to The Beacon Cos. In 1994, the company spun off its office portfolio to form a New York Stock Exchangelisted REIT called Beacon Properties Corp. Leventhal formed Beacon Capital Partners in January 1998, following the $4 billion sale to Equity Office Properties Trust of Beacon Properties Corp., just before the public real estate equity markets took a dive. Leventhal made additional timely and lucrative sales during the recession that occurred at the beginning of this decade. Their approach to investment and development focuses on creating and maximizing value in real estate assets, starting with strong fundamentals like location and physical structure, then adding value through physical improvements, re-leasing and increased operating efficiencies. More specifically, Beacon’s value-add investment strategy focuses on unique office buildings in select markets, primarily urban locales with knowledge-based economies—those with a highly educated workforce and high concentrations of colleges, universities and teaching hospitals. The theory is that these characteristics make such markets more resilient to the peaks and valleys of the real estate cycle and offer greater and more consistent strength B over the long term.Targets include Boston,Washington, D.C., New York City, Los Angeles, San Francisco, Seattle, London and Paris. Other criteria for selecting location include constraints that make adding to supply difficult or expensive, larger markets that appeal to most institutional investors and offer greater liquidity over the long term and a diverse economy dominated by strong growth industries and opportunities to capitalize on market inefficiencies or properties impaired or undervalued owing to excess leverage, market illiquidity or weak ownership. Recent deals include the acquisition of a 50 percent share of One Beacon St.in January 2009 by German insurer Allianz Group for an undisclosed sum. Beacon had purchased the property in September 2006 and achieved LEED silver certification, the first Boston property to do so. Alan Leventhal On Feb. 4, Beacon’s 1211 Ave. Chairman & CEO of the Americas in New York City won the Annual BOMA/NY Pinnacle Award in the category of Operating Office Building of the Year over 1 Million Square Feet.The Pinnacle is one of the most sought-after awards in the industry, and buildings considered for the award must excel in community impact, tenant relations and training/education in such technical categories as energy management, environmental compliance, and emer1211 Ave. of gency procedures. the Americas in In April 2008, Beacon New York City signed a lease with Microsoft Corp. to occupy the entire office portion of the 562,000square-foot City Center Plaza in Bellevue,Wash., outside Seattle. Construction of the building was substantially completed at the end of 2008 and Microsoft expects to have taken full occupancy by November. Beacon acquired City Center Plaza as part of a portfolio in April 2007. City Center Plaza is expected to receive LEED Core and Shell certification. The company is headquartered in Boston and has offices in Washington, D.C., Los Angeles, New York City, San Francisco, Seattle, Luxembourg, Paris and London.
