The judges commented, “The integration of art by local artists makes it respectful of its community.” The Metro Gold Line light rail is another attractive feature. Despite the declining housing market in Los Angeles, residences surrounding the Avenue 26 development have reportedly seen an increase in property values. Gables Residential converted Dallas’ landmark Republic Center Tower, a 36-story office building listed on the National Historic Register, into 229 luxury apartments—now known as Gables Republic Tower, and a finalist in the adaptive reuse category. “The lobby was restored to its ’50s glory, featuring original travertine plus new material from the [same] mine,” says Tom Bakewell, regional vice president of investments, Gables Residential. “We sought to deliver traditional luxury apartment interior finishes and floor plans to meet a growing market need for downtown rentals.” The judges agreed that 5th & Madison, in Seattle’s Central Business District, boasts “great site development and a simple, striking façade. The exposure of steel on the outside gives it real character.” Located amidst extensive retail and cultural amenities, including the new $170 million Central Library, the sleek condo was designed to maximize views, air and daylight with high-performance glazing. In the lobby, large windows overlook the landscaped garden and the city of Seattle, creating an urbane, site-responsive setting.
