The August issue of MHN delves into the nuts and bolts of developing and operating green multifamily properties. In “A Deeper Shade of Green” (Cover Story, page 30), Contributing Editor Jeffrey Steele describes the sustainable guidelines of the Sunbelt’s most eco-conscious city and takes a look at projects in Austin’s “green pipeline.” In this month’s Finance & Investment feature (“Green Lending,” page 11), Contributing Editor Christopher Hosford interviews Fred Harris, senior vice president of development at AvalonBay Communities. “For the next generation of renters, in their 20s and 30s, their green orientation is off the charts,” Harris observes. “I think that’s here to stay in a big way. How the incentives to building this way work remains to be seen, but in the coming days there probably will be more direct economic incentives. In the long term, more people will be making economically rational choices that will be green, because incentive structures will be set up in that direction.” At the property level, fuel and water bills are some of the biggest expense items.
