The Walkability Factor Driving though Pennsylvania’s scenic Susquehanna Valley last weekend, I was reminded that many Americans choose to live far from urban centers and well beyond suburban sprawl. But even in the smallest of country towns, you’ll find some multi-housing living options—a large house transformed into rental apartments or mixed-use development comprised of apartments over retail along Main Street. Within the context of small-town living in rural areas, there are those who demand or require walkability for a variety of reasons. These images of vast stretches of countryside, broken by an occasional small town, were on my mind when a colleague recently shared an interesting article from Money Magazine. “Putting a Price on Walkability” describes a new study conducted by CEOs for Cities, a self-described “national network of urban leaders dedicated to building and sustaining the next generation of great American cities.” The report, “Walking the Walk: How Walkability Raises Housing Values in U.S. Cities,” by Joseph Cortright, analyzed data from 94,000 real estate transactions in 15 major markets provided by ZipRealty and found that, in 13 of the 15 markets, including Chicago, Tucson and Jacksonville, homes in highly walkable neighborhoods (where you can get to stores, schools and parks without having to get in the car) sold, on average, for $4,000 to $34,000 more than homes in neighborhoods of average walkability. Interestingly, only in Las Vegas were more-walkable neighborhoods less desirable. The allure of walkability is no surprise to multi-housing professionals—from urban planners to leasing agents—but how does the average multi-housing developer commit to providing residents walkability in areas that don’t already have retail, schools and parks—or public transit options?
