In summary, the Miami FL CBSA has positive "comps" in
the golfer base, supply growth is in check and apparent pricing strength exists (from the Average Annual Revenue per Public Regulation EHE metric). On the other side of the market
health ledger, the market is challenged in generating demand
and the throughput and estimated annual expense figures are
factors working against broad and robust health for the average
operator most likely. The short-term game here most likely is
trying to squeeze incremental rounds out of the existing golfer
base vs. any significant uptick in new participants based on the
continued sluggish efforts of our grow-the-game initiatives to
move the needle. For the average operator, that can take one of
two forms: 1) Get your current customers to play one or more
incremental rounds (heck, even an additional 9 hole round for
some number of customers would help the cause) or 2) Get
additional rounds by stealing one of your competitors' customers (doesn't grow the "market" rounds demand figure but it's incremental for the course applying more intelligent marketing).
That's the prudent course of action until that future day when
the industry tide again comes in and "lifts all boats" (i.e. not
likely to be in the next 3-5 years).
