golf (blue) has been largely relegated to the outer suburbs,
most likely due to land cost and taxes.
Looking at the productivity of the average facility in
the market using our proprietary velocity measure (Annual
Rounds per 18-hole equivalent), shows an " OK " ~30K rounds
per year which indexes at 95 vs. the national average of 32K.
Applying our industry-exclusive Utilization measure (played
rounds/capacity rounds), we see that, after weather adjustment,
their throughput " grade " is better at 57% which indexes
slightly higher than the national average of 54%. The mix
of supply could be better balanced to afford (dual meaning)
more entry-level golf in the form of Public-Price facilities but
it's hard to see a path in the current economic cycle and the
development availability to build and operate an affordablypriced
facility within a 60-90 minute drive from the population
cores. Our positive indicators are the golfer base (which
has been growing, similar to the national picture), ample supply
(which had previously shrunk to meet a smaller base and
now is blessed with more golfers) and good Utilization for our
moderate-length season. Just don't look for too much " democratization
of golf " in Chicago in the near future with the
current supply distribution and constraints on that changing
anytime in the near future.
