despite being a 4-season market, significantly outperform the
average US golf course after taking that into account.
In this abbreviated snapshot, it's easy to see why SLC
scores high on market strength after we equivalize for size and
weather. It's got a healthy consumer base relative to the existing
supply, the supply by type balance is nicely in line with the
national average (i.e. they avoided the country club-for-a-day
siren song and didn't overbuild the Public-Premium segment
and not Private-heavy) and they have great throughput both
in the absolute and after factoring out weather which means
that their healthy golfer base is out and playing at an aboveaverage
frequency as well. The primary thing that could possibly
be improved in SLC, as much as we hate to say it, is it
could use more Private supply to fine-tune the balance even
more vs. the US. While we're not sure what the land availability
and costs are, the demographics in SLC suggest there's
enough wealth, generally dispersed geographically, to support
a few more Private clubs. Hopefully there aren't 10+ developers
reading this though and, if so, they don't all rush out to
deliver on our observation (build a Private club a day, ha, ha).
