NewsBeat NAIOP Awards Honors Commercial Development The local chapter of the nation’s only commercial real estate development association, NAIOP (National Association of Industrial & Office Properties) Hawaii presented its 15th annual Kukulu Hale Awards on May 18 at The Royal Hawaiian. The program recognizes those who have made significant contributions to Hawaii’s commercial real estate industry. Aulani, a Disney Resort & Spa, was presented with the association’s highest honor, its Ku Hookela Award, naming the resort developer of the year. David T. Pietsch, Jr., chairman of Title Guaranty of Hawaii, Inc., was honored with the Holo Pono Award for lifetime achievement; and the AsiaPacific Economic Cooperation (APEC) 2011 Hawaii Host Committee earned the outstanding service award. Additionally, the following nine projects received awards of excellence: category: nonprofit • Ronald T.Y. Moon Judiciary Complex — contractor: Unlimited Construction; architect: Architects Hawaii Ltd.; category: public/ government RENOVATION AWARDS • Chun Wah Kam Noodle Factory, Kakaako — contractor: Allied Builders System; architect: Peter Vincent Architects; category: commercial/other, 40,000 square feet or less • Diagnostic Laboratory Services — contractor: Allied Builders System; architect: Architects Hawaii; category: commercial/other, more than 40,000 square feet • Sheraton Waikiki — contractor: Swinerton Builders; architect: WCIT Architecture; category: commercial/ other more than 40,000 square feet GREEN BUILDING AWARD • North Kohala Public Library — contractor: Isemoto Contracting Co., Ltd.; architect: CDS International Jurors’ comments about the submissions state, “This year’s entries showed that more projects are incorporating green technologies and strategies as a standard design practice. The scale of some of these projects was well thought out in addressing their project program and requirements.” Individuals who also were honored include: Jackson Nakasone, president of Grubb & Ellis/CBI, Inc., named commercial broker of the year; and Mitchell Imanaka, managing principal of Imanaka Kudo & Fujimoto, was selected as NAIOP Hawaii’s member of the year. Bank of Hawaii was selected as member company of the year. an award, the Kauai Community Federal Credit Union is a two-story, 21,000-squarefoot office building that recently received LEED-gold certification. 6. A dilapidated 1940s building was refreshed and modernized for a Chun Wah Kam Noodle Factory restaurant in Kakaako. NEW PROJECT AWARDS • Kauai Community Federal Credit Union — contractor: Layton Construction Co., Inc.; architect: Group 70 International, Inc.; category: commercial/other, 40,000 square feet or less • The Shops at Kukuiula — contractor: Unlimited Construction Services, Inc.; architect: Architects Hawaii Ltd.; category: commercial/other, more than 40,000 square feet • Omidyar Kindergarten-First Grade Neighborhood — contractor: Hawaiian Dredging Construction Co., Inc.; architect: Urban Works Inc.; category: commercial/other, more than 40,000 square feet • The Salvation Army Kroc Center Hawaii — contractor: Hawaiian Dredging; architect: Group 70; 3. David Pietsch earned NAIOP’s lifetime achievement award. 4. North Kohala Public Library has the capacity to harvest rain water, uses daylighting and natural ventilation, and harnesses sun and wind to produce 75 percent of its energy use, earning it the green building award. 5.
