ULI ASIA PACIFIC AWARDS FOR EXCELLENCE FINALISTS
Sub Station No. 164
SYDNEY, AUSTRALIA
YEAR OPENED: 2021
USES: Commercial office, retail
DEVELOPERS/OWNERS: Built, Nuveen Real Estate
DESIGNER: fjmt Architects
SITE SIZE: 0.10 hectares (0.25 ac)
The Sub Station No. 164 project lay dormant for decades because of its complex
challenges requiring innovative design and construction techniques to restore and
consolidate two historic buildings. A complex structural solution retained the original
heritage structure and allowed the vertical " floating " extension of the building.
Featuring a bespoke steel/glass curvilinear facade, the new space provides workable
commercial office floor plates and leading sustainability outcomes that still comply
with Sydney's height and setback restrictions.
West Village
BRISBANE, AUSTRALIA
YEAR OPENED: 2016
USES: Office, retail, restaurant, entertainment, health services, residential, park land
DEVELOPER/OWNER: Sekisui House Australia

Architects, Hayball
SITE SIZE: 2.6 hectares (6.4 ha)
West Village is a master-planned heritage living precinct in Brisbane that is located
800 meters (2,600 sq ft) from the central business district in West End, a formerly
thriving industrial district that was home to a heritage-listed ice cream factory that
operated from 1928 to 1996. The dilapidated site has now been redeveloped as a
lifestyle-driven, mixed-use village, reinstating the heritage factories and creating a
pedestrian-centric, high-density, residential, commercial, retail, and parkland facility.

This neighborhood regeneration project sits on Wuhan's former German concession,
occupying some 120,000 square meters (1.3 million sq ft) of building area, including
100,000 square meters (1.1 million sq ft) of preserved buildings. Like many inner-city
areas in China, the site has a mix of historic culture, traditional lifestyle, solid design
foundation, and high-quality riverside ecological resources, but is now in dire need
of regeneration.
