With meaningful public engagement and branding events that built anticipation, the
developers created synergy among architecture, art, and consumerism, and moved
the precinct from exclusive to inclusive and from private to public. The design transforms
the ground plane at 140 Reimagined, creating a desirable, character-filled
destination in a unique laneway environment. Strong visual markers form gateways
to the entry points, link important public spaces, and welcome in people. Weaving
between the buildings is an urban destination where food, art, and retail collide.
798 Arts District
BEIJING, CHINA

Over the course of more than a decade, 798's abandoned factory buildings have
been transformed into new museums, galleries, and cafés. Fallow fields and oncehidden
courtyards have reemerged as settings for outdoor sculpture, fashion shows,
and cultural events. What began as a small collection of ephemeral studios and
other workspaces has become the third-most-visited destination in Beijing after the
Forbidden City and the Great Wall.
Ayala North Exchange
MAKATI CITY, MANILA, PHILIPPINES

USES: Commercial establishments composed of offices, serviced residences, and
retail, complemented by a civic space
DEVELOPER: Ayala Land Inc.
DESIGNERS: Architect International; Aidea Philippines
SITE SIZE: 1.89 acres (0.76 ha)
Ayala Land, backed by more than three decades of real estate experience and
leadership, developed its first triple-stacked, vertical mixed-use complex in Makati,
the Philippines's premier central business district (CBD). Located at the northern
gateway of the Makati CBD, Ayala North Exchange is a testament to Ayala Land's
commitment to enhancing land and enriching lives through revitalization and redevelopment
of the district.
