LEED® Certification Green Building Certification Institute As part of the newly launched LEED v3, the Green Building Certification Institute (GBCI), www.gbci.org, has assumed administration of LEED certification for all commercial and institutional projects registered under any LEED Rating System. Established in January 2008, GBCI provides third-party project certification and professional credentials recognizing excellence in green building performance and practice. GBCI administers project certification for commercial and institutional buildings and tenant spaces under the U.S. Green Building Council’s Leadership in Energy and Environmental Design (LEED®) Green Building Rating Systems™ addressing new construction and ongoing operations. GBCI also manages the professional credentialing programs based upon the LEED Rating Systems including the LEED Green Associate and LEED AP credentials. GBCI’s professional credentialing programs support the application of proven strategies for increasing and measuring the performance of buildings and communities as defined by industry systems such as the U.S. Green Building Council’s LEED Rating Systems. While USGBC handles the development of the LEED Rating System, the LEED professional credentialing program is independently administered under GBCI to continue providing balanced, objective management of the credentialing program including exam development, application, registration, and delivery. The American National Standards Institute’s (ANSI) accreditation for professional credentialing programs is a rigorous third-party verification program that identifies both initial and continuous requirements to ensure credibility, integrity, and excellence for organizations and programs providing credentials to the public. Based on International Organization for Standardization (ISO) Standard 17024,this accreditation program evaluates the structure, governance, security, and validity of professional credential programs. Achieving ANSI accreditation is a goal of GBCI’s professional credentialing program; the creation of GBCI and the separation of the development of the rating system and the exam brings the credentialing program closer toward meeting standards for programmatic excellence put forth by ANSI/ISO/IEC 17024. Commercial buildings as defined by standard building codes are eligible for certification under the LEED for New Construction, LEED for Existing Buildings, LEED for Commercial Interiors, LEED for Retail, LEED for Schools and LEED for Core & Shell rating systems. Building types include – but are not limited to – offices,retail and service establishments, institutional buildings (e.g., libraries, schools, museums and religious institutions), hotels and residential buildings of four or more habitable stories. If you are unsure whether your building project is a candidate for LEED certification, review the LEED Rating System Checklist that applies to your project to tally a potential point total. Your project is a viable candidate for certification if it meets all prerequisites and can achieve the minimum number of points necessary to earn the Certified level. In early 2009, GBCI assumed responsibility for administering the LEED certification program under which more than 17,000 commercial projects now await certification. In order to maintain USGBC’s legacy of ensuring quality and integrity in building certification, third-party certification and verification is vital to the new process. GBCI works with nearly a dozen different, world-class certification bodies, or firms that are accredited to ISO standards to certify products and services. These certification bodies manage the review process, ascertain a building’s compliance with LEED standards, and determine the level of certification for which they qualify. GBCI conducts independent audits to ensure the quality and consistency of the certification reviews. All LEED certification applications are submitted through LEED Online. GBCI also oversees the credentialing maintenance program (CMP) for LEED professionals. CMP ensures that GBCI’s credentials continue to distinguish those building professionals who maintain current knowledge and skills to successfully steward the LEED certification process with thorough understanding of green building principles and practices and of the LEED Rating System. LEED®-Online Project teams now have the option to submit 100% of their documentation online in an easy-to-use format. LEED®Online stores all LEED® information, resources, and support in one centralized location. Powered by Adobe LiveCycle technology, LEED®-Online enables team members to upload credit templates, view and submit Credit Interpretation Requests (CIRs), manage key project details, contact customer service, and view and respond to reviewer comments. In addition to submitting documentation online, project teams have the option to submit documentation in two separate phases: first for the design phase, and then the construction phase.
